Park Models

These terms can be used interchangeably. Park model homes are floor plans that are 400 square feet or less, built on a metal frame with wheels and are therefore movable. To learn more visit our What is a Park Model page.

A park model home can be purchased for a variety of reasons. Many Clayton Park Model Home owners use it as a personal vacation home or home “away from home” as they travel. Other owners may decide to use it as a rental or income property to bring in a monthly income during seasonal travel.

Cost

Factors like the type of floor plan, decor package and exterior finishes, model transportation and dealer fees can all affect the final cost of purchase. If you are a retailer or community operator, please reach out to our team for dealership requirements and pricing.

Yes, up to 400 square feet, which is the overall size limitation per ANSI Code for RV Park Models. Loft area square footage is not included if the interior vehicle height of the loft area is less than 60 inches.

Yes. Most Clayton park models include porches. Plus, many of our partners build additional porches on-site to enhance the guest experience. Take a look at our Partner Spotlights for inspiration, and to see how added porch space can really make a difference.

Yes. We currently build one and two bedroom units with lofts.

Home Details

The maximum square footage for a park model home is 400 square feet everywhere in the United States with the exception of Florida. Florida permits up to 500 square feet HUD approved Park Model RVs.

The interior height of a park model loft may vary, depending on state laws regulating height during transit. Most models range from approximately 40 inches to 55 inches in height.

We use an R13 Kraft Faced insulation with vapor barrier to control moisture.

Utilities

Yes. Clayton Park Models come standard with a 20,000 BTU two-zone exterior condenser and one indoor air handler mounted in the living room. An indoor air handler may be optioned into the bedroom or loft.

Standard features are subject to change, please see the complete standard features list for current standard equipment information. In general, the following can be expected: 12” I Beam Chassis, James Hardie® Lap Siding, Frigidaire Range and Refrigerator, Metal Roof, Mitsubishi Dual Zone Mini Split System, Rinnai Gas Tankless Hot Water System, wood cabinets, Thermal Pane Windows and One Piece Fiberglass 54” Tub/Shower Combo.

Where legal and approved by local RV Park or manufactured home communities and local ordinances, 30, 50, 100 and 150 amps are available.

All Clayton Park Model toilets are hooked to a water line.

Purchasing

Yes. Please Contact Us to make arrangements. All plant tours are scheduled during non-working periods at the facility or after production hours.

You’ll need to connect with one of our retail centers, as we do not currently sell Clayton Park Models directly to individual customers (more to resorts and communities). But our retailers can absolutely help you—locate the retailer nearest you by filtering the map to “retailers only” on our Directory page.

No maximum. But if you’re a Clayton Park Models retail partner or want to be, three (3) homes is the minimum order to get set up as a Clayton Park Models retailer.

Please check with your local zoning regulations. Depending on your local regulations, you may or may not be able to place a park model home on private property. Often they are placed in a community specifically zoned for PRMVs.

This depends on many factors, but the average production timeline is 4-6 weeks after order approval, plus delivery. Typically, but not always, summer building and delivery timelines are shortest.
